What We Do
Evergreen McGregor helps neighborhoods understand what they're worth — and makes sure everyone else understands it too.
We work with three kinds of clients. HOA boards. Residential developers. And real estate professionals in established neighborhoods.
Here is what we do for each:
For HOA Boards
Your neighborhood has been growing for twenty years. The trees are mature. The streets have character. People chose to live here for a reason.
Most HOA boards spend their time on rules and maintenance. We do something different. We help your board see what your neighborhood already has — and show it to the people who need to see it.
We do this three ways:
We document your canopy. Mature trees raise property values. We photograph and record your neighborhood's trees so that value is visible — to residents, to sellers, and to developers who might be tempted to clear the lot next door.
We tell your story. We listen. We take time to understand where you came from. We help you direct your future away from suburban decay.
We protect what you have. We help you change the adversarial narrative from HOA enforcement to resident participation and pride. We build beauty and respect with things like community websites, or produce neighborhood videos that tell the story, and create photography that gives your residents something to be proud of and your sellers something to show buyers.
We are not a management company. We do not enforce rules or collect dues.
We are the people who help your neighborhood remember why it's worth something.
For Developers
Before you clear the site, talk to us.
The developments that sell fastest and hold their value longest are not always the biggest or the newest. They are the ones that felt like somewhere from the day the first family moved in.
We help you figure out what your land already offers — and how keeping parts of it translates directly into lot premiums, faster absorption, and a reputation that follows you to the next project.
We do this three ways:
We read the site before the plan is drawn. We walk your land, document what's there, and tell you what's worth keeping — not for code compliance, but for market value.
We turn preservation into a sales story. That stand of oaks the site plan marks for removal? Properly positioned, it's a premium on every lot near it. We build the brief your sales team can actually use.
We hand off something worth keeping. We build the community identity, the HOA framework, and the neighborhood website that turns your development into a place people choose to invest in — long after you've moved on to the next project.
We are not urban planners. We are not arborists.
We work alongside them.
Our job is to translate what the land offers into what the market will pay for.
For Real Estate Professionals
Your sellers: A home doesn't sell alone. It sells in the context of the neighborhood around it. We help you tell that story — the canopy, the community, the character — in a way that justifies the price before a buyer ever walks through the door.
Your Buyers: We help your buyers understand what they’re actually purchasing. Not just the house — but the neighborhood. The HOA health. The trajectory. The things that determine whether your investment grows or stalls.
We are licensed real estate agents in Coastal Georgia. We know this market.
And we know how to see what a standard listing won't show you.
What Makes Us Different
Most consultants tell you what's wrong.
We show you what's right — and help you protect it, communicate it, and get paid for it.
Our founder has received the International Award of Excellence in Photography from Communication Arts magazine three times. It is one of the highest recognitions in commercial photography. It means one thing in practical terms: we see what others walk past.
That is what this practice is built on.
Where We Work
Coastal Georgia and South Carolina. Prime-Era neighborhoods — communities developed between 1998 and 2010 — that have earned their character over time. New developments that want to build something worth keeping.
Ready to talk?
Every conversation starts with a simple question: what do you have, and does the world know it?
"The neighborhoods worth living in were never built by people who were primarily thinking about the exit."
For Developers: "I don't replace your planning team. I work upstream of them — helping you define what's worth keeping before the site plan is drawn — and downstream of them, translating your preservation decisions into market value and community narrative."
For HOAs: “The HOA antagonism created by the philosophy of Rule ENFORCEMENT over the creation of pride, respect, and stewardship is the future. HOA’s have become a TikTok joke instead of a set of principals and guidance.”
For Real Estate Professionals: We help you show that commitment to place over profit is in every decision - from landscaping to architecture to how the entrance was designed - because that matters to your clients.
