1998-2010.

The years that built the neighborhoods worth keeping.

Before the clearcut-and-sell economics of post-2010 development, a generation of neighborhoods was built with more generous lot sizes, richer landscaping plans, and infrastructure designed to mature.

During this twelve-year window, a perfect storm of stricter building codes, material innovations, and lessons learned from past engineering failures resulted in some of the most resilient residential systems installed.

Those neighborhoods are now at a crossroads - their value either recognized and stewarded, or eroded through neglect and mismanagement.

Buckhead North had what most HOA boards don't realize they're sitting on: two decades of mature landscaping, a strong original design intent, solid building practices, and residents who genuinely loved where they lived - but had never been given the language or imagery to express it. We rebuilt and designed the community's dedicated website and produced a neighborhood film. No AI. No stock photos. These gave residents something to share, sellers something to show, and buyers something to believe in before they ever made an offer.

When an HOA Board doesn’t listen to their residents.

Rose Hill Plantation - Bluffton, SC

COASTAL South Carolina • PRIME-ERA NEIGHBORHOOD

Rose Hill has what most developments lack: Actual history. The original Southern Gothic Revival Mansion built before the Civil War. Union Soldiers had camped on its acreage. It was registered on the National Registry of Historic Homes. It had been rebuilt after a fire. It had once been the home of the of “Rusty” White, the man who published the Robb Report Magazine. John Mellencamp filmed a video there.

The HOA, however, had no interest nor idea of the value of their on-site 1858 historic home. The home had been left to deteriorate in the center of the residential development. In 2023, the residents rebelled against their HOA and demanded action. This is the video we produced in 2023. No AI. No stock photos. The home has since been purchased and restored for use as a wedding venue.
